New Care snaps up Salford pub

The care home developer and operator has bought the site of the former Cock Hotel pub on Walkden Road in Worsley for an undisclosed sum and will start building a 71-bed facility next month.

New Care, run by chief executive Chris McGoff, won planning consent for the three-storey facility in January.

A hair salon and nail bar, landscaped gardens and a first-floor terrace all feature under the approved plans. 

Once complete, the care home will be valued at £15m, according to New Care. 

The pub, which was operated by Greene King, will be demolished under the plans.

Operational until lockdown was imposed, Greene King announced that the Cock would not reopen in a statement on its Facebook page last week. 

The statement said: “We sometimes have to take the difficult decision to sell a pub to allow us to invest in our estate.

“Our team at the Cock Hotel in Worsley have transferred to our other pubs in the area and we would like to thank all our customers who visited over the years” 

McGoff said: “The care home will provide the highest standards of care in a comfortable, safe, home-from-home environment. It will help address the ever increasing shortage of beds in the area, as well as provide an invaluable support framework for the local NHS provider.” 

New Care worked with Manchester-based law firm Beyond Corporate on the transaction, and Greene King was represented on the real estate advisory side by CBRE.
