Muller plans 411 homes on Cheshire East countryside
Leveraging a lack of five-year housing supply, the developer has put in for permission to build up a neighbourhood and accompanying spine road on 49 acres south of Nantwich.
This would be the second phase of Muller Property Group’s Maylands Park plans for Nantwich, with the first adjacent phase already having secured planning permission for all of its elements. These comprise: 188 residences from David Wilson Homes, 40 from Anwyl Homes, 49 retirement homes from McCarthy Stone, and an 80-bed care home from MPG.
Muller acknowledged the site’s non-local-plan-compliant location, given that it is listed open countryside and a nature improvement area. However, the project planning statement from Asteer Planning argues that Cheshire East Council can only demonstrate a 3.8-year housing land supply – well short of the required five years.

This second phase of Maylands Park would provide up to 411 homes and a 4,300 sq ft local centre. Muller has envisioned the homes to be delivered two separate housebuilders, with a total of 287 properties at market pricing and 124 registered as affordable.
Most of the proposed properties are listed as having two and three beds. Indicative layouts also include 26 one-bedroom homes, 36 four-bedroom ones, and seven with five bedrooms.
Regarding the 49-acre site, 30 acres would be reserved for development, with an additional five allocated for the spine road. A total of eight would be reserved for green and blue infrastructure, with a six-acre ecological habitat also in the mix.

I suppose 2 lots of builders means no one has to put in infrastructure. Close the loophole

This area of Nantwich is already overloaded with traffic as there are five schools in the vicinity, plus the railway line which holds traffic up and leads to serious congestion. Where is the infrastructure to support yet more houses, people and traffic? It would appear that all the council does is build, build, build with absolutely no thought for the impact on those already living here. This development cannot be allowed to go ahead. What about the impact on wildlife and our green spaces? There does not appear to be any consideration for the future of our children. One this land has been built in, it will never be restored to green belt land. The UK is rapidly becoming a.concrete jungle. The only aim is to make money but at what cost? Our doctors’ surgeries are already over subscribed, the availability of NHS dentists is virtually nil and the roads are gridlocked.
These huge building companies have zero interest in the people living in the town. The houses are, in general, NOT affordable housing for young people starting out, that is merely a ploy to get permission to build larger houses and make yet more money.
The birth rate in the UK is in decline so WHY do more houses keep being built?
An absolute NO to this proposal.

I would like to register my objection to this planning application. Nantwich does not have the infrastructure to support 411 more houses. Our Doctors, Dentists and roads, are already at breaking point. We have already seen a great deal of development, so please do not spoil our wonderful town and destroy the remaining green spaces.
