MIPIM | Brock Carmichael showcases £150m Fleetwood regeneration
The architect has provided more details behind its £150m masterplan in Fleetwood, covering two sites and including more than 350,000 sq ft of food & beverage, leisure, commercial, hotel, and employment.

Working with Wyre Dock Development, Brock Carmichael has given more details on its proposals for the sites, split between hotels, tourist attractions, housing, employment, and industrial developments. The two sites cover around 50 acres, next to Wyre Dock and Fleetwood’s Fish Dock.
The larger of the two is at Fleetwood Quays; here, the focus is on food & beverage, leisure, retail, housing, tourist attractions, and hotels.
The proposals are for 56,000 sq ft of food & beverage; 30,000 sq ft of leisure; a 25,000 sq ft heritage centre; 10,000 sq ft of retail; and nearly 47,000 sq ft of business units, all focussed around a tram stop at Fleetwood Quays, providing links to Blackpool.
A botanical garden is also proposed, covering 40,000 sq ft and themed on Chinese flora and taking inspiration from the Eden Project.
Another tourist attraction focusses on the town’s fishing, tram, and train heritage, as well as a Cadillac showcase, education space, and a visitors’ centre and café. This is to be based in the existing Packaged Ice warehouse, which will be repurposed to house the heritage centre.
Housing also forms part of the wider Fleetwood Quays site; there are 510 apartments proposed alongside 36 townhouses. Three hotels are proposed with a 130-room ‘upscale’ site, another 51-room site aimed at budget occupiers, and an eight-bed boutique ‘floating hotel’.
There are also plans for a 360-space multi-storey car park, along with a 4,000 sq ft standalone restaurant and a 2,400 sq ft drive-thru.
A second neighbouring site is also being put forward, primarily focussed on commercial space, fish processing, and business units. The business units cover 100,000 sq ft, split across between 25,000 sq ft and 3,000 sq ft, while there is 50,000 sq ft of fish processing along with 30,000 sq ft of commercial.
A planning application is yet to be put forward for the scheme.
