Middlewich Marina set for approval

Green4Development’s proposal for a mixed-use scheme including up to 137 homes and a 12-berth marina is being considered at Cheshire East’s planning meeting on Wednesday.

The developer seeks outline consent for 65 two- and three-bedroom houses, 56 apartments, 16 retirement apartments, 4,800 sq ft of retail space, 4,400 sq ft of office space and a 2,900 sq ft area allocated for restaurants. These buildings would be up to three storeys in height. The development would also include a 12-berth marina.

The seven-acre site is part of the Brooks Lane Industrial Estate and the scheme would require the relocation of Intertechnic UK, a car refurbisher.

The report submitted to the council recommends the application for approval due to the lack of housing supply in the area.

However, concerns have been raised about contamination of the canal, the proximity of industrial buildings to the site and its subsequent lack of suitability for housing. In an objection letter, Persimmon Homes commented: “It has not been demonstrated that the site can accommodate the number of dwellings proposed or that a safe living environment can be provided given the site’s industrial legacy. The development would provide wholly unacceptable residential amenity and severely compromise the operation and expansion of existing businesses.”

The project is part of a wider masterplan which could eventually deliver 400 homes in the Brooks Lane area, along with retail and leisure facilities.
