Middleton warehouse sold in off-market deal

Commercial Estates Group has disposed of a 170,000 sq ft unit in Stakehill industrial Estate on behalf of clients, to distribution company Howard Tenens, for an undisclosed sum.

WHR Property Consultants and Savills were joint agents on the off-market sale.

The Unit 30 warehouse was formerly occupied by Wincanton.

Commercial Estates Group acquired the 850,000 sq ft Stakehill estate in 2012 on behalf of clients.

Occupiers include UK Mail, DHL, Boots, Dunlop, LED Hut, DFDA and UK Cables. Office Point, JLG and Workplace North have all recently relocated to the site.

Dan Crossley, partner at WHR, said: “This deal to Howard Tenens cements the fact that Stakehill Industrial is still recognised as one of the prime locations for warehouse and distribution in the North West. Howard Tenens are a major warehouse and distribution company who have been looking to expand within Greater Manchester and realised the benefits of being located within 1 mile of the M62.”

Quoted rent for units on the estate is £5.25/sq ft.
