Merebridge picks up 88-home Trafford scheme

Jumani Holdings has sold a site off Warwick Road to the Liverpool-based developer.

Merebridge Homes has snapped up the former MKM House site close to the two sporting Old Traffords and is gearing up to redevelop it into 88 apartments.

Merebridge has appointed CityRise to sell the apartments – a mix of studios to two-bedroom units – off-plan.

The scheme, branded as Victory Place, is due to complete in early 2026.

“Manchester has firmly established itself as the capital of the North,” said Sam Morrell, director of CityRise.

“The city’s economic growth, population increase, and high rental demand make it a prime location for property investment.

“Trafford, in particular, is set to lead Manchester through a new era of regeneration. Investors and buyers that may have missed out on the city’s first wave of growth, can invest in an area that will achieve huge capital appreciation over the coming years.”

Planning permission for the redevelopment of the site into a 12-storey scheme was handed to former owner PHD1 in 2016. Since then, it has had a bit of a back-and-forth journey.

PHD1, which is now dissolved, sold the site to Jumani without delivering the project having cited viability issues.

Jumani then worked up fresh plans for the site, proposing a 13-storey scheme designed by 5plus Architects.

However, Trafford Council rejected those proposals, labelling Jumani’s project “obtrusive and inappropriately bulky”.  The council successfully defended that decision at appeal.

Merebridge has since submitted its own plans for a 13-storey, 88-apartment development, securing planning consent for that application last year.
