Meiller-Boweld signs for Deeside63

Developed by Columbia Threadneedle to be net zero in operation, the 63,000 sq ft unit sits at the entrance to Zone 2 of Deeside Industrial Park.

Meiller-Boweld UK, a leading manufacturer of steel tipper truck bodies, is expanding its operations from long-term home Pentre Halkyn, Holywell. Specifically, the unit comprises 63,200 sq ft on a 3.55-acre site.

Legat Owen and B8 Real Estate are joint agents for the scheme. Meiller-Boweld UK was advised by Quadrant-Business & Property.

Rated EPC A and BREEAM Very Good, the single-storey warehouse is described as being built to the highest environmental standards, with low-impact strategies used throughout construction, including consideration of materials, disassembly, and functional adaptability.

Deeside63 has been developed in tandem with neighbouring Deeside40 in a redevelopment of existing 1980s buildings.

Will Bokenham, asset manager at Columbia Threadneedle Investments, said: “I would like to take this opportunity to welcome Meiller-Boweld to Deeside. They fit alongside the long-term vision within Zone Two, providing high-quality buildings to long-term tenants.”

Andy Noble, co-managing director at Meiller-Boweld UK, said that the regional operation had received group investment for a move that will underpin growth aspirations.

He said: “We have been searching for the right facility to expand and invest in our manufacturing process. D63 gives us a quality, fully sustainable building along with a modern image that befits the group.”

This is the second big deal in recent weeks in Deeside, after engineering solutions firm Boccard UK took a 100,000 sq ft shed owned by L&G.

Legat Owen director Mark Diaper said that the eco-credentials of Deeside63 made a major difference: “Meiller Boweld had been to look at a number of sites before settling on D63 due to its large yard, multiple capabilities and strong sustainability credentials which will drive down operational costs.

“ESG has become increasingly important to occupiers and was a big part of designing a ‘best in class’ facility for the local market. Columbia Threadneedle has repurposed two redundant buildings from the 1980s to give Zone Two a gateway feel.”

Diaper said that Deeside40, which weighs in at 39,700 sq ft, is the largest remaining new-build unit in Flintshire.

Deeside Industrial Park lies adjacent to the A550, offering easy access to the M56 and M53 motorways. It was initially developed in the 1970s and now extends to more than 600 acres, featuring 5m sq ft of industrial and warehouse accommodation.
