MCR brings North Wales office to market at £1.4m

Acting on behalf of Manchester-based MCR Properties, Legat Owen is selling Ash Court, a 20,000 sq ft office development on Parc Menai Business Park in North Wales, after the building became fully let.

Occupying a 75-acre site, Parc Menai is next to A487(T) and junction 9 of the A55. Abuse prevention charity Hafan Cyrmu has taken the remaining 800 sq ft on a three-year lease and joins Alzheimer’s Society, North Wales Advice, Nestor Primecare Services and Agored Cyrmu.

Will Sadler, director, office agency at Legat Owen, said: “Parc Menai is performing well with very few voids and rents on the rise. We are predicting high demand for office space from consultants as the new nuclear power station at Wylfa comes on stream.

“Fully let to a total of 12 tenants the scheme produces an annual income of £141,305, which would equate to an attractive competitive yield of 9.52%.”
