McAlpine prepares for start on £80m Gore Street PRS

Contractor Sir Robert McAlpine is due to start an £80m private rented project on Gore Street in Salford, backed by funder Grainger, before the end of the year.

The scheme includes 375 apartments split across three blocks, ranging between 22 and 13 storeys in height. It also includes 9,400 sq ft of commercial space at ground and second floor level, alongside a public square.

The homes are split between 364 apartments and 11 townhouses, and will also have access to a gym, café, and private lounge.

The project, designed by OMI Architects, was first granted planning permission last year, while revised proposals were approve in July 2017.

Site preparations are now well under way, with clearance and enabling works due to begin in the coming weeks. The land, formerly a surface car park, is owned by English Cities Fund and Euro Car Parks.

Grainger announced it would forward fund the scheme in April this year, and it is expected to generate a gross yield of 7% once fully let.

The project is expected to complete in 2020. Alongside OMI, the professional team includes Vinden Partnership as project manager and cost consultant, structural engineer ROC Consulting, Crookes Walker on M&E and Design Fire Consultants on fire safety engineering.
