Marketing Manchester takes two floors at Piccadilly Basin

Marketing Manchester is to relocate to Town Centre Securities' listed Carvers Warehouse in Piccadilly Basin.

The publicly-backed agency has taken a 15-year lease on 7,130 sq ft of offices at around £20/sq ft, and will move from Churchgate House on Oxford Street when the building is completed later this year.

The letting comes soon after a deal with consulting engineers Martin Stockley Associates, for 6,275 sq ft over the top two floors, of the historic building within a £250m mixed-use scheme. There is now just one floor remaining to let.

Carvers Warehouse is the oldest surviving warehouse in Manchester city centre, retaining virtually all of its original timber and cast iron internal structure with its external walls constructed wholly from stone.

The redeveloped buildings, including a new-build extension by Ian Simpson Architects, will offer 22,263 sq ft of office space over five floors.

Marketing Manchester, represented by Lambert Smith Hampton in the deal, aim to move into the development in December.

The wider development of Piccadilly Basin is progressing well with the framework rapidly rising on the 31,450 sq ft headquarters building for BDP Architects. The BDP building will be the first naturally ventilated commercial building in Manchester to receive a BREEAM rating of excellent.

Detailed consent has also been granted for Phase 2 of the Piccadilly Basin offices, the 87,583 sq ft Eider House, also designed by Ian Simpson Architects.

In addition to the offices, there are 140 luxury apartments within Vantage Quay and Jacksons Warehouse.

Last month two planning applications were submitted at the 12.8-acre canalside scheme; the first for a 12,165 sq ft restaurant with 58 apartments above and the second, a larger mixed-use application for 4,166 sq ft of offices, 40,300 sq ft of retail space and 159 apartments.

Office agents on the scheme are Lambert Smith Hampton and Cushman & Wakefield.
