Logik to sell Mayfield holdings with potential for pair of towers

Two plots close to Landsec’s high profile regeneration project are being marketed for sale and could accommodate more than 800 apartments and student rooms in buildings of 40 and 37 storeys.

Logik, headed up by former cricketer Andrew Flintoff alongside developers Neil Spencer and Tony, has appointed JLL to find a buyer for the two sites, which total 0.6 acres and could be sold as a pair or separately.

The first site measures 0.4 acres and is located west of Baring Street. It could accommodate a 37-storey building with 408 apartments, according to a study by architect Corstorphine & Wright.

The second, smaller site, is half the size and is on the corner of Baring Street and Buxton Street. A feasibility study carried out by architect Hodder + Partners suggests it could accommodate a 40-storey PBSA tower featuring 477 units.

Both sites are currently in use as surface car parks.

Logik’s decision to see comes after the developer lodged plans for a 12-storey, 215,000 sq ft office designed by Tim Groom Architects on the larger site in 2020. However, Manchester City Council never determined the application.

Logik was contacted for comment.

What is ex-Mayfield station good for? Who benefits from it? Is it a land bank simply gaining value as land values rise? Who owns it? Why not demolished and used the land used for social benefit instead of private speculator profit?
