Llandudno affordable homes deferred
Despite a recommendation to refuse the application, Conwy councillors voted to defer Lane End Developments’ plans for a four-storey apartment block and 33 houses next to the town’s train station.
Under the developer’s proposals, the apartment block in Llandudno would comprise 56 of the 89 total properties, all of which would be available on affordable tenures.
Lane End’s residential scheme was earmarked for refusal prior to Conwy Council’s planning committee meeting on the grounds that it did not comply with council policy relating to allocation of the land under the local plan.
The 3.2-acre site, located off Builder Street, is designated for employment development.
However, Lane End commissioned agency Legat Owen to carry out a commercial viability appraisal for the site. The study found there was insufficient demand for a commercial development in the area and that, should an employment facility be brought forward, it would not be financially viable.
However, an independent appraisal carried out by Conwy Council disagreed with these findings and recommended that committee members reject the plans.
Councillors deferred the application to give Lane End more time to back up claims made in the viability appraisal.
