Liverpool’s Cobalt Housing invests £23m in Croxteth homes

The housing association has secured planning permission for the construction of 70 affordable homes at a three-acre site off Stonedale Crescent.

Liverpool-based Cobalt Housing’s £23m development will offer a mix of one-, two-, three-, four-, and five-bedroom homes for affordable rent and rent to buy.

Modern City Architecture & Urbanism designed the Croxteth scheme while also acting as the agent on Cobalt’s behalf. The decision was made by a committee with a unanimous vote.

The first phase of development will prioritise a four-storey L-shaped block to provide 30 apartments. In addition, there will be eight cottage flats, five houses, and three bungalows. Car parking will be available for 44 vehicles.

The scheme’s second phase will construct 25 houses. An offer of nine two-beds, six three-beds, six four-beds, and four five-bed homes will be available. A total of 35 parking spaces would be provided.

The homes will be built by Lovell Partnership as part of their ongoing collaboration with Cobalt Housing – work is expected to begin in spring 2025. A completion date has not yet been set.

Phase two’s landscaping will be conducted by Trevor Bridge Associates.

Properties on offer include apartments, bungalows, and houses – all of which have an EPC A rating.

The 70 homes are one part of Cobalt Housing’s wider ambitions for the area. The housing association is set to manage 88 homes currently being built at Waterdale Gardens, as well as 57 homes at Altbridge Park.

Claire Griffiths, chief executive at Cobalt, said: “We have made a significant commitment to regenerate the Stonedale area of Croxteth, and this £23m investment to build 70 new homes is the latest phase in this key project.”

Louise Davies, executive director of communities and regeneration at Cobalt, added: “We will deliver 1,000 much-needed affordable homes across Merseyside over the next 10 years.

“There’s a huge demand for affordable homes in our neighbourhoods, for both rent and products such as shared ownership and rent to buy to help people buy a home of their own.”

Contributors to the project include Place Capital Group, Jameson Acoustics, Shape Consulting Engineers, Redmore Environmental, E3P, Energy Counsel, United Environmental Services, MDLandscape, Micro Drainage, and Chris Partington Land Surveyors.

The buildings shown in the photos look ok design-wise, and should break up the domination of suburbia round that location.
Noticeable that only 3 articles have appeared on the PNW Liverpool thread up to now this week and each one is Housing Association related. The private sector conspicuous by its absence, and the amount of planning applications of any note on the city’s planning forum has all but dried up.
