Liverpool tipped to approve 81-bed city centre hotel

Proposals for the Fruit Exchange building off Victoria Street and for a residential scheme on land off Stockmoor Green go in front of the council’s planning committee next week.

The committee meets on Tuesday, August 20 to decide on the two separate schemes.

Here is what is on the agenda for the Liverpool City Council planners:

Hotel

JSM is looking to convert the upper floors of the four-storey grade two-listed building into an 81-bedroom hotel, with a restaurant and bar.

Proposals include the insertion of a mezzanine level on the top floor of the Mathew Street wing with associated rear dormer extensions and a small extension into a rear lightwell.

These plans do not affect the existing bars and clubs situated at ground-floor and basement levels.

This proposal is a variation of a similar scheme that secured planning permission four years ago but has since expired.

The main change includes for the omission of four bedrooms at the upper-ground level behind part of the main auction hall, and the insertion of an ancillary bar area.

According to the design and access statement, the rooms will provide luxury accommodation for couples, families, and groups visiting the city centre.

It adds that the level of development seeks to ensure the project is economically viable with the costs of refurbishing the building and auction rooms.

The plans have been recommended for approval.

Housing

Cobalt Housing is looking to develop land off Stockmoor Green in Norris Green.

The site is previously developed land which once housed a 15-storey 1960s tower, demolished in 2008 and remained vacant ever since.

It is bounded to the north by East Lancashire Road, to the south by residential dwellings on Lower House Lane, to the west by Stockmoor Road, and Lower House Lane to the east.

Cobalt is looking to develop 50 homes comprising 15 one-bed and 35 two-bedroom properties which will operate as an over-55 scheme.

Langholme Heights will consist of self-contained units, communal areas, and an open car park accessed from the west of Stockmoor Road, with trees and a mixture of hard and soft landscaping also planned.

These proposals have also been recommended for approval.

BTP Architects, Nova Acoustics, Hunt & Associates, Redmore Environmental, MEC Consulting, and Sutcliffe are on the project team for this one.

Great building the Fruit Exchange and will look good as a hotel, some of the interior is fascinating. This will be a noisy area so will need good soundproofing etc, but if you stay in an area with bars and clubs that`s what you`d expect, and if you`ve stayed in Ibiza Town for a week you`d know what it`s like.

Another beautiful building being brought back into use, great to see. Liverpool’s tourism sector is booming which is great for the city! If we could attract business here on the same scale as tourism we’d be flying!

Fantastic building, need to retain the old dealing hall and somehow allow it to be accessible. Will be a great hotel if sympathetically renovated

Will the interior be protected if only Grade II listed? Hope so! Appreciate they need to remodel but lovely to retain features.

Seen pictures of the dealing hall, could be used as part of the hotel given over to conference and training events, love to see this happen.
Meanwhile looks like the ex Magistrates Court on Dale St may well commence it’s conversion into a hotel as some of the planning conditions have been discharged.
