Linden Hill forges ahead with 220,000 sq ft Huyton spec shed

Located off Wilson Road close to both the M57 and M62, the scheme would replace the John Mason International facility that currently occupies the site.

Linden Hill Capital has lodged reserved matters plans with Knowsley Council seeking permission to construct a 220,000 sq ft shed in Huyton.

Linden Hill, which already has outline permission to redevelop the 10-acre site, intends to build out the unit speculatively.

As part of the project, in May, John Mason will relocate to another Linden Hill scheme in West Lancashire, which the developer won consent for at appeal earlier this year.

The Huyton development would feature 18-metre eaves, a 65.5-metre service yard, and a power supply of 1.6 MVA.

Completion is estimated at December 2027.

A spokesperson for Linden Hill said: “This reserved matters submission at Huyton marks a significant milestone in delivering a truly market-leading logistics development.

“With advanced design features and a best-in-class specification, the scheme will offer future occupiers an exceptional facility in one of the North West’s most established logistics locations.”

BOX4 Real Estate and JLL are appointed as joint letting agents for the project.

In a joint statement, BOX4 director Sam Royle JLL’s Joe Bostock, said: “This is an incredibly exciting opportunity for occupiers seeking prime, best-in-class, large scale logistics space.

The building has been designed to cater for current and future operational requirements, as market demand continues to lean towards units of this size and superior specification.”

Seems a logically good development in a logically good and correct location

Good news for Liverpool/Knowsley but a shame that a historic, Liverpool based company, John Mason, will no longer operate from within the Liverpool City Region boundaries.
If these plans succeed it will be more new development for that end of Huyton with great links to the motorways and Liverpool Airport.
