Liberty gets ball rolling on 1.9m sq ft Warrington scheme

The developer wants to build industrial accommodation across 118 acres around Barleycastle Lane, a site that incorporates land previously earmarked for a national distribution hub for logistics firm Stobart. 

Liberty Properties and Stobart had plans for a 630,000 sq ft facility on a 40-acre chunk of the site refused by the Secretary of State in 2020.  

Now, Liberty has begun the process of applying for consent to deliver a scheme that is three times bigger than the earlier proposal, providing almost 2m sq ft of industrial and logistics space. 

The developer has lodged an EIA scoping request with Warrington Council, which aims to inform statutory consultees what environmental issues will be considered prior to the submission of a planning application. 

The site sits in the Green Belt and forms part of the South East Warrington Employment Area development allocation, which is proposed in Warrington Council’s emerging local plan. 

The local plan is currently being examined by the government and could be adopted by September 2023. 

Liberty would not lodge a planning application for the 1.9m sq ft industrial project until the local plan is adopted, according to a report prepared by Egniol Consulting. 

The project team also features Avison Young, RGP Architects, Ramboll, Randall Thorp, Wisher Consulting and TEP.
