Legacie, Nexus revive £100m Liverpool apartment plan

Branded as Soapworks, the 381-home development will be brought forward by the developers seven years after Vinco Group and Nived Realty secured planning permission for the scheme.

Previously known as the Tannery, the £100m GDV Soapworks is located off Bevington Bush next door to another Legacie scheme, the 664-home Gateway, another failed Vinco project the prolific Liverpool developer picked up in partnership with Nexus Residential last year.

Legacie has developed a track record for acquiring stalled schemes.

Since 2020, the developer has bought Primesite’s The Rise on the corner of Low Hill Street and West Derby Street plus two former Elliot Group projects; Heaps Mill in Liverpool and Embankment Exchange in Salford.

More recently, Legacie and Nexus teamed up to acquire a stalled 140-home development in Salford.

Soapworks, designed by Falconer Chester Hall and comprising three blocks rising to 19 storeys, will be built by Legacie’s construction arm and provide a mix of one-, two-, and three-bedroom homes across multiple residential buildings.

It will also feature a gym, spa, coffee shop, and dedicated relaxation zones.

“Soapworks represents a major step forward in Liverpool’s regeneration,” said John Morley, chief executive of Legacie.

“We’re creating a space where residents can live, work, and thrive, while supporting Liverpool’s long-term growth and economic development.”

He added: “We are also looking forward to working with Liverpool City Council again. At its most recent developer forum, this part of the city centre was identified as having the potential to be a massive driver of investment.”

Soapworks is expected to generate more than 200 jobs during construction, alongside a range of ongoing roles in retail, leisure, and site management.

Michael Gledhill, managing director of Nexus Residential, added: “Soapworks is more than just a place to live—it’s a community designed for the future. We’re creating a space that reflects Liverpool’s industrial heritage while positioning it as a forward-thinking, dynamic city.

“The world-class amenities on offer will set this project apart, and we are confident that Soapworks will play a key role in driving further investment into the Northern Quarter.”

International sales agency, RWinvest, will oversee the off-plan sales.

More good stuff from Legacie who are by far Liverpool’s saviours at present in terms of development. This announcement brings a bit of positivity at a time when we aren’t seeing much in terms of eye-catching new proposals coming forward. Could it be that you get an easier time with proposals that already have planning permission but have stalled or never started, meanwhile is it that new proposals are bogged down in the planning mire at the city council.

Not a fan of the cladding, but its the density and development this area desperately needs to get it built! another 5 storeys would make it a little more slender.

LCC Should just give everything to Legacie or Romal Capital…they’re the only ones who actually build anything to completion without issues! Shame they never got the Infinity towers they may have actually got finished

It’s boss to see Legacie picking up a number of these stalled projects, but really believe that somewhere on their agenda they have a new 40/50 floor tower in mind, but maybe that’s after they’ve got their hands on Infinity and got it completed.

Finally a good design where it doesn’t look bland unlike the rest of the skyscrapers. It will definitely bring a good atmosphere and looks slick when it is added to the skyline. As a manc I am quite jealous
