Latest Renaker tower takes Greengate to 2,100 homes

Less than a month after announcing proposals for 1,400 apartments in Manchester’s Castlefield, Renaker Build has outlined plans for Exchange Court, a 44-storey building in Greengate, Salford.

AQ Investments, a subsidiary of Renaker, is due to submit a planning application at the end of February for 350 one-, two- and three-bedroom apartments on a 0.5-acre triangular plot between the River Irwell and Trinity Way, within the Greengate development area.

The 130m glazed tower, designed by OMI Architects, includes a 16-storey brick and aluminium-clad lower elevation.

The scheme will be targeted at the private rented sector and will include amenities such as a gym and a rooftop garden.

Exchange Court will be built next to Norton Court, a 34 and 14 storey scheme which was approved at the end of last year. Proposed by developer Silverlane, and designed by Jeffrey Bell Architects, Norton Court will total 300 apartments.

Exchange Court is Renaker’s second project in the development complex on the border of Manchester and Salford, with the developer delivering 497 apartments at One Greengate, which is due to complete at the end of this year.

Also at Greengate, Ask Real Estate is currently on site with office block 100 Embankment, and has planning consent for a sister office, 101 Embankment. Nearby, Select Property Group is part-way through construction of City Suites, an aparthotel made up of 260 flats.

Last week, Ask, in partnership with Select, submitted a planning application for a further 694 apartments at Embankment West within Greengate, across three towers of 12, 25 and 32 storeys designed by Callison RTKL. The flats will be delivered under Select’s Affinity living brand.

Renaker is the developer behind some of Manchester and Salford’s largest residential schemes. In January, Renaker unveiled plans to develop four residential towers on the site of the Owen Street car park in Manchester’s Castlefield, expected to reach 37, 44, 50 and 62 storeys each, alongside a three-story amenity building.

The towers are designed by SimpsonHaugh & Partners, and the planner is Deloitte.
