Land deal unlocks Salford housing after 10-year wait 

Redwater Developments has acquired a 12-acre site in Walkden known as Hill Top Moss from the city council, where Great Places Housing Group is to deliver 90 homes. 

The deal will see Redwater sign a 999-year lease on the Hill Top Road site, with Great Places poised to ink a sublease to facilitate the delivery of the homes. 

Salford City Council first agreed to dispose of the site in 2014 after Redwater started working up plans for its redevelopment years prior. 

In the intervening years, the developer’s scheme has evolved and the terms of the land deal have been revised. 

At first Redwater was planning to deliver a 79-home project with a 20% affordable provision. 

However, now Great Places is on board, all of the homes are to be made available on affordable tenures – 20 will be for social rent, 31 for affordable rent and 39 for shared ownership. 

Under the terms of the disposal, Redwater has agreed to make improvements to the neighbouring Walkden Cricket Club, including the provision of new changing rooms. 

This element of the project is supported by Lancashire County Cricket Club. 

Salford City Council granted planning approval for the redevelopment of the Hill Top Road site in June.
