Lancaster seeks partner for Mainway Estate regeneration
After Place Capital Group drew up a masterplan for the 400-home redevelopment and secured planning consent for another 135 properties on the former Skerton High School site, the city council is now looking for a delivery partner.
Lancaster City Council is seeking expressions of interest in the Mainway Estate regeneration project from developers and registered providers as it attempts to gain an understanding of potential delivery models and partnership structures available to bring the projects forward.
“The council is seeking to understand the level of interest in partnership and investment structures that balance viability, delivery, risk, and long-term stewardship,” documents for the opportunity state.
Place Capital Group had worked with Lancaster City Council since 2021 on plans for both the 135-home Skerton project as well as the wider regeneration of the estate, located on the banks of the River Lune north of the city centre.
The vision for the 1960s Mainway Estate is to knock down ageing council stock and reprovide modern homes. Overall, around 400 homes could be delivered, a net increase of around 150.
The city council would be open to a partner or partners taking on both the Mainway and Skerton schemes or seeing them come forward separately.

Please make sure that any works to be carried out will have local companies interest. And not the larger companies having the Monopoly

The proposed development is ugly and will very soon experience significant management problems. The design is naive and once built will soon become an eyesore.
