Knowsley approves 220,000 sq ft Huyton shed

Linden Hill Capital Management can press ahead with plans to speculatively redevelop the former John Mason International facility off Wilson Road close to both the M57 and M62.

Knowsley Council has given the investor reserved matters permission for the 220,000 sq ft Huyton 220, which sits within the Liverpool City Region Freeport.

As part of the project John Mason will relocate to another Linden Hill scheme in West Lancashire, which the developer won consent for at appeal last year.

The Huyton development would feature 18-metre eaves, a 65.5-metre service yard, and a power supply of 1.6 MVA. It was designed by KMA Architects for “a future world of automation, AI, and sustainability,” according to a Linden Hill Capital spokesperson.

Completion is estimated at December 2027.

BOX4 Real Estate and JLL are appointed as joint letting agents for the project.

JLL was the planning consultant for the scheme.

Regarding the proposals, Joanna Gabrilatsou, regional head of planning at JLL, said: “This development is a great example of breathing new life into an underutilised space, with the planning allowing for a best-in-class logistics building that makes the most of the developable land available.

“With immediate motorway access and significant internal storage capacity, the development has been designed to help potential occupiers get more out of their space, something that has become increasingly important for businesses as they look to drive efficiencies in the face of wider capital constraints.”

This industrial estate is coming on leaps and bounds, with Davos already heavily involved and now this new project. As stated there’s great transport links to the M57, M58,and M62, plus Liverpool Docks is handy and Liverpool Airport. There is land available also across Tarbock Rd. behind the Aldi which I guess Knowsley Council have plans for.
