Knight Frank seeks developer for Warrington homes site
Property agent Knight Frank has been instructed to market Warrington's G&J Greenall site – which is to be sold complete with outline planning permission for the creation of 195 family homes and a 60 bedroom residential facility for the elderly.
The 12.65-acre site is bounded by Loushers Lane, Wilderspool Causeway, Stafford Road and Black Bear Park in a residential area of the town just half a mile away from the suburb of Stockton Heath.
In accordance with the Government's preference for houses as opposed to apartment developments, the vendors envisage the creation of 178 family homes, including a new landscaped entrance and a small retirement development on Loushers Lane, as well as the refurbishment of 17 Grade II listed family residences on China Lane.
A further six semi-detached properties will also be developed on an adjacent site on the opposite side of Loushers Lane.
Michael Bibring, a director at G&J Greenall's said: "We are delighted to have obtained planning approval which will see this brownfield site, much of which has unfortunately laid vacant since the fire in October 2005, developed out to provide much needed family homes for the town."
John Broadbent, partner at Knight Frank added: "Development opportunities on this scale do not come around very often. This is a major development that will be devoted to providing homes for families in Warrington and will not be marketed to speculators looking to create another one and two bedroom apartment development.
"The area lends itself very nicely to a family development with plenty of public open space in the locality and also the close proximity to Stockton Heath Village."
