Kier’s Liverpool HQ on market for £4.25m
The 20,000 sq ft building, located at Estuary Business Park in Speke, is let to the construction company until 2030.
If Kier House is sold for its £4.25m asking price, the sale would reflect a net initial yield of 6.56% after purchaser’s costs.
Kier pays £297,000 sq ft in rent annually on its Liverpool head office, which boasts a 60-space car park. The next rent review is scheduled for April 2025.
Carrick Real Estate has been instructed to sell the building’s 250-year long-leasehold interest on behalf of a private vendor.
Homes England holds the freehold of the site, according to Land Registry.
Other occupiers at Estuary Business Park include B&M, Merseyside Police, Shop Direct and Sainsbury’s.
Nearby, Chinese pharmaceutical firm Pharmaron is expected to win approval for the first phase of a 400,000 sq ft complex when Liverpool City Council’s planning committee meets tomorrow.
