Kier’s £27.5m Trade City reaches practical completion
The industrial development in Cheetham Hill spans 94,000 sq ft, offering nine units ranging between 3,800 and 24,000 sq ft.
Located off the A665 opposite Cheetham Hill Retail Park, the £27.5m Fletcher-Rae-designed estate spans 4.8 acres of brownfield land.
The site was purchased by Kier Property in partnership with Investec in 2022.
Leigh Thomas, Kier Property’s managing director, said: “This flagship scheme in Manchester is a great example of the quality we’re able to deliver with our supply chain.
“All of our industrial schemes are high-performing and energy efficient and our contractor has produced a first-class product ready to meet any occupier’s requirements. Interest has remained positive and we’re expecting to announce new lettings shortly.”
Contractor Triton Construction began works on the site in June 2023.
The development offers flexible trade units that have an EPC certificate A and BREEAM Excellent status, complete with insulated roofs, air source heat pumps, and solar panels.
Trade City will benefit from its proximity to Manchester’s ring roads and the wider motorway network in its aims to provide high-quality employment space, developers said.
Cllr Gavin White, Manchester City Council’s executive member for housing and development, said: “It’s great to see the Trade City scheme bringing this formerly derelict brownfield site back into use, providing jobs and employment space in this part of north Manchester.
“This kind of investment will both complement and add momentum to our ambitious plans for the regeneration of the wider Strangeways area.”
The scheme’s joint agents are CBRE and Colliers. Negotiations have started for some of the units but there is still availability.
