JRL buys 46,000 sq ft Lancashire warehouse

The construction company acquired the warehouse and manufacturing facility in Skelmersdale from engineering firm Ductavent Management for around £2.25m.

The detached 45,938 sq ft property is located on a four-acre site on Gillibrand’s Industrial Estate, close to the M58 outside Skelmersdale.

Known as Gerrard Unit 6, the building was previously occupied by Ductavent and is now vacant. It is intended to be the first North West base for the purchaser, JRL Property Holdings. Gerrard Unit 6

Agency Davies Harrison acted for the vendor, Ductavent Management, in the acquisition.

Rick Davies, partner at Davies Harrison, said: “As sole agents, we were instructed to market this property in early February, just prior to lockdown.

“We had strong interest in the property from occupiers and developers, which led to a number of parties chasing the deal before a sale was agreed, with a delayed completion to enable the vendor to vacate.

“We are pleased to have now completed the deal in a timeframe that suited both parties. We believe that this sale demonstrates continued strength and depth of the industrial market despite the climate that we are in.”
