Important functional internal relationships: Head of Property Funds, Senior Acquisitions Manager, Investment Assistants, Refurbishment Manager, property viewers

Important functional external relationships: Charity partners, solicitors, estate agents

Key function: To source and build a pipeline of suitable properties for Resonance’s property funds and then progress these acquisitions quickly to completion. This person will work closely with the Senior Acquisitions Manager in sourcing properties, building a rapport with local estate agents, trouble-shooting, monitoring and driving forward the conveyancing process as well as supporting the portfolio management team in any post-completion admin.

Main duties & responsibilities

  • Source properties
  • Create and develop relationships with estate agents, developers and other third party property suppliers
  • Provide a pro-active and creative approach to finding other routes to finding suitable property acquisitions
  • Upload suitable properties to the Fund’s online workspace, providing the rationale for the proposed acquisition. Arrange viewings and coordinate Property Viewer’s viewing schedules on a weekly basis
  • Work in partnership with the Property Viewer in each location and the Senior Acquisitions Manager (based in Manchester) to (i) ensure Investment Committee submissions are completed each week and (ii) properties are negotiated and secured at the approved investment amount
  • Ensure the property portfolio database is updated and accurate
  • Review property reports and trouble-shoot throughout the conveyancing process
  • Progress properties through conveyancing quickly to agreed targets
  • Ensure all relevant documents relating to each property have been gathered and filed ahead of handover to our partner charity
  • Support the Refurbishment Manager and Contract Managers to troubleshoot issues during the refurbishment period on properties
  • Produce ad-hoc research, reports and statistics
  • Research new processes and support in their implementation
  • Assist with Quarterly Investor Reports and other schedules and ad-hoc investor communications and meetings
