As part of exciting and ever-expanding growth plans, my Cheshire based client has an excellent opportunity for a Chartered Building Surveyor to join the team. This position allows for both office and home-based working, so will suit MRICS Building Surveyors based anywhere in the North West.

In this position, you will be responsible for managing a mix of private and public sector building surveying commissions, including but not limited to: dilapidation advice, pre-lease assessments, project management, acquisition surveys and more.

As the successful MRICS Building Surveyor your role will include:

  • Positively engaging with clients and developing, growing and maintaining client relationships
  • Managing building surveying commissions, including dilapidation advice, pre lease assessments, project management, acquisition surveys – from contract administration to handover and much more
  • Identifying new business development opportunities and driving growth across the Business Unit
  • Communicating with and providing good sound professional advice to both clients and other project team members
  • Quality monitoring of all projects
  • Planning service delivery
  • Agreeing with the director and client the right sub consultants to assist with the delivery of a commission where applicable
  • Producing and presenting to clients
  • Preparing bids for services

As an MRICS Building Surveyor you will have/be

  • Sound Building Surveying experience 2 years post MRICS qualification
  • Sound knowledge and practical experience of delivery of building surveying tasks
  • Excellent strategic property advice experience – condition appraisals, schedules of condition, planned preventative maintenance, forensic surveying (building pathology), reinstatement cost assessments for insurance purposes, early cost advice and life cycling costing, development cost advice (to the valuation team or as part of Due Diligence), feasibility studies and asset enhancement
  • Well versed in Due Diligence – Acquisition surveys (investment/business acquisition etc), development monitoring (funders) and monitoring for landlords
  • Strong background in Dilapidations – Preparation of Terminal Schedules, Negotiation and agreement/settlement of dilapidations acting for either landlord or tenant, dilapidations liability assessments and strategic advice
  • Project work – project management and employers agent, contract administration, design co-ordination and space planning, specification of works, preparation of drawings using AutoCAD and tendering
  • Knowledge of Party Walls – on behalf of building owner’s surveyor and adjoining owner’s surveyor
  • Statutory – Fire Risk Assessments, accessibility audits and basic Health & Safety
  • Ability to absorb complex information and assess requirements readily
  • Excellent problem solving, negotiating skills, financial and numeracy management skills
  • Motivated self-starter
  • The ability to motivate and mentor other key team members
