Our client operates in the primary care property sector – a subsector of the healthcare property sector, throughout the UK. They are a Real Estate Investment Trust (REIT), listed on the London Stock Exchange and one of the leading healthcare property companies in the UK which partners with GP’s to deliver high quality patient care in the community, through innovative property solutions.

The position and team

Our client is looking to appoint a Portfolio Manager / Asset Management Surveyor to their Real Estate team, with a national remit to deliver the nationwide strategy by providing solutions and advice to clients both in the North West region and across the UK. This shall require being involved with all aspects of management of the portfolio and compliance with statutory requirements as well as assisting in the delivery of team’s financial budgets and targets. There is also a requirement for the candidate to have a pro-active flair to the Asset Management role on a day to day basis.

Main responsibilities 

  • To carry out full property inspections to ensure properties are maintained in accordance with lease terms.
  • Coordinating any reactive or planned repairs or maintenance required and ensuring a good quality of service is provided.
  • To ensure all properties are insured properly and liaise with the Assistant Portfolio Administrator to ensure accurate details are provided. Referring insurance claims to the Assistant Portfolio Administrator and providing assistance and any supporting information required to make an effective claim.
  • Ensure accurate data for the Property Management Database is provided to the Assistant Portfolio Administrator in timely manner.
  • Ensuring that all Landlord & Tenant lease obligations under the leases are complied with.
  • Contribute to setting of budgets and on-going monitoring of actual expenditure against budget.
  • Ensuring all rents due to the company are collected and taking the appropriate action to recover outstanding debt whilst working in close liaison with the Finance team.
  • Regularly monitoring non-recoverable expenditure against budget and liaising with Senior Portfolio Manager/Head of Investment and Portfolio Management in respect of any variances.
  • Running Service Charges, including preparation and implementation of service charge budgets, approving invoices and providing correct allocation under the service charge codes, carrying out full audit and reconciliation of service charges in conjunction with the accounts department and preparing the necessary reports to be sent to all tenants.
  • Achieve early involvement in new developments for transition to Portfolio Management and overseeing defects liability periods to ensure all snagging/defect works are carried out promptly.
  • Dealing with all aspects of L&T licence requirements in respect of assignments and alterations, dealing with L&T issues, replying to enquiries and considering draft legal documentation, following through to completion.
  • Tendering local maintenance contracts and monitoring on-going performance of contractors. Liaising with Senior Portfolio Manager in respect of tendering of Group wide contracts.
  • On a contract by contract basis, co-ordinate reactive and planned maintenance to a satisfactory standard, as required.
  • Ensure accurate data for the Property Management database is provided to Portfolio Administrator in timely manner.
  • Contribute to setting of budgets and on-going monitoring of actual expenditure against budget.
  • Implement strategies to secure tenants for the early letting of vacant and expansion space within the portfolio and deal with the leasing of the space, assisting solicitors in relation to their enquiries and seeing through to completion.

Key attributes and qualifications


  • MRICS desired but not essential (min. to Estate Management qualification)
  • Previous commercial property management experience
  • Previous experience of service charge management
  • Strong knowledge of Property Legislation
  • Awareness of Health & Safety Legislation
  • Communication skills with people of different professions
  • Ability to work in a team and using own initiative
  • Knowledge of Word, Excel and Property Management System
  • Desirable – some knowledge of NHS organisations and structures

Salary and benefits

  • Salary: £35,000 – £42,000 per annum (DOE)
