What we are looking for

A dynamic self-motivated Development Manager that can help propel our ambitious growth strategy. We are looking for the next generation of leaders that have the capability and drive to move through the organisation and push the delivery of our new Special Projects division.

It’s vital that the applicant ‘gets it’ in terms of design, placemaking and understands the values of regeneration, placemaking and how to make a positive difference to the communities where we operate. We are looking for someone that wants to make a real difference in the places we create which will all have quality at their core.

The role and Special Projects

Special projects is a new department within Urban Splash that will develop out all Urban Splash’s none House developments. It is a new division with a land bank of over 2,000 homes which is growing all the time. This new division of Urban Splash will be dynamic, fast moving and will be working closely with our ever-growing Urban Splash Fund will be eager to acquire many of the well designed, quality homes that Special Projects can deliver.

Working closely with the main board lead by Nathan Cornish Group Director, and reporting day to day to the Regeneration Director this exciting and challenging role is for an ambitious development manager to lead the delivery on some of Urban Splash’s most exciting projects, including: –

The role

  • This exciting and challenging role is for an ambitious development manager to lead the delivery on some of Urban Splash’s most exciting regeneration projects.
  • This role offers flexible working to work between home, office and site.
  • We would be happy for the candidate to work from home some of the week in line with our flexible working policy.

Main purpose of the role

  • To deliver new schemes from the drawing board to completion
  • This will include managing all aspects of the project and ensuring that each of the phases is viable and deliverable
  • Managing all of the design and planning elements of the project including all of the design team and consultants
  • Monitor, challenge and support the external Project Mangers throughout the development lifecycle.
  • Understand the total scope of a project (including the non-construction elements) and the roles of stakeholders.
  • Constantly seeking ways to add value and reduce risk on projects.
  • It will also be a positive if the individual also understands the site identification process and can bring in some new sites/business.

Key responsibilities

  • Be a key member of the development team in delivering developments from site identification, scheme conception, planning, through to on site delivery
  • Be able to coordinate and manage design and delivery teams including external contractors through construction process
  • Work and establish close relationships with stakeholders, including public sector and JV partners, landowners, and local stakeholders where we operate such as planning authorities, local communities and politicians etc
  • Appraising development viability and understanding detailed cost plans and risk
  • Preparation of bid documents, financial appraisals, cost plan refinement, construction programming, development phasing.
  • Market research (sales, costings rental etc) to back up appraisals and to understand the market within which we operate
  • Instruct and manage the design team. Including leading the design meetings, site meetings etc and following up actions where necessary
  • Manage the delivery of the development for each scheme – with emphasis on ensuring that externally appointed contractors are well managed and deliver the quality we aspire to achieve
  • Working with funding partners to assist with securing funding and ensuring that lending criteria is met once funding granted
  • Assisting with the lettings and sales process including the identification of tenants/buyers, negotiating terms, licences, and other legal documentation
  • Ensuring that the scheme is fully marketed. Liaison with internal and external marketing team members and graphics designers to ensure development schemes achieve maximum exposure
  • Assist in all aspects of delivery, disposal, and management of development sites.
  • Set up and management of building managements agents, letting agents etc
  • Co-ordinate and liaise with present and prospective tenants on fit out approvals, site works, and the completion of Licence to Alters on existing sites
  • Ensuring monitoring and compliance of legal agreements (developments agreements etc.)
  • Manage and prepare design and costing process for any works required on assets, such as capex works within existing commercial portfolio where required
