The Company

Urban Splash – one of the property industries most recognised names having won over 400 awards since their inception. They have been a beacon for place-making for the last 25 years, and have an outstanding reputation for their creative, and innovative developments and regeneration schemes.

Headquartered in Manchester, House is set to expand at an exponential rate over the next 5 years. This spacious, customisable range of House products are built using MMC off-site to fit the customers’ needs, improving cost efficiency, cuts down construction time and is more environmentally friendly than traditional housebuilding methods.

The business is very well-backed and has a very ambitious growth plan on the horizon across the whole of the country.

The Role

After recently announcing a partnership with Japan’s Sekisui House (one of the largest housebuilders in the world), the funding for House’s growth plans has been secured. This will allow the company to acquire land at an ambitious rate in line with the company’s business plan.

This position will support and work with the land teams Acquisition Managers and ultimately reports to the Land Director for House. Depending on experience, you will be required to put together your own land bids or support the others in gathering detail and undertaking due diligence.

You will have the opportunity to learn from some of the best in the industry whilst expanding your professional knowledge and working on a national scale.

  • Working with team on bidding for land, site finding and origination of land for development & securing new JV partners with landowners both public and private
  • Supporting the Land Director and Acquisition Managers on gathering information for the bidding process – this will include managing internal and external consultants
  • Co-ordinate and assist with the commercial, technical and development teams across the business to ensure all bases are covered when doing due diligence.
  • Thinking and working quickly as and when the resource is needed – there will be peaks and troughs of activity throughout the days/months/years and you will need to adapt and pitch-in w
  • Working with the creative and design teams when putting together proposals – being able to understand what styles/themes fit is paramount.

This is a very exciting opportunity to work for a high-quality developer where you will be an integral member of the team, be offered a platform to grow and develop your skill set and will have an important role to play in the success of the business.

The Candidate

Urban Splash have a policy of “talent over experience” and this is a core value of the business. This means you do not have to have extensive property experience to apply and be considered – it would certainly help though.

You could also be from a PLC housebuilding background in land buying, or from within a development team within a housing association or public sector agency. You might already be working in a development orientated role and are enthusiastic about the acquisition process.

As this role is aimed at a junior professional, there is slightly less onus on background as there will be a lot of learning and development on the job. Having experience of tendering for public sector contracts is very desirable, even if it wasn’t necessarily for residential land – it’s about the process and understanding it.

Ultimately, the role would suit somebody with energy, pragmatism, commerciality, and emotional intelligence – these traits produce the best land-professionals.
