      The Opportunity

      On behalf of a successful property company, Kingsley is recruiting for an exceptional Residential Property Manager Director to drive forward the strategic ambitions of this long-established Property Managing Agent, based on the outskirts of Liverpool.

      This is an in-house opportunity and as Managing Agent to its’ own group of companies, this dynamic and ambitious family business has a portfolio of circa 300 residential and commercial properties across the North West of England.

      The role is predominantly within the Residential sector (80% of the company portfolio) with some potential for Commercial Portfolio responsibility.

      Purpose of Job

      To manage and deliver a professional property management service, including the effective management of the team and service, management of the portfolio with financial efficiencies, meeting required rental income, maximum occupancy, customer retention and minimum debt.

      Key Responsibilities

      To effectively and efficiently manage the property management service

      • To effectively manage all staff and contractors, to ensure quality performance.
      • To manage all Health and Safety requirements for residential and commercial properties including the Molyneux Way offices.
      • To manage compliance for all filing and data management processes, including GDPR requirements.
      • To manage contracted third party re-let agents and/or Managing Agents.
      • To provide a full lettings service for residential and commercial properties including all rental processes for tenancies and leases, from start to end of all tenancies and emergency cover.
      • To ensure effective marketing activities for lettings and sales from viewings to completion.
      • To manage the rent reviews and tenancy/lease renewal processes.
      • To manage all required legal work in respect of the portfolio.

      To manage the financial budgets for the property management service

      • To accurately manage all finances and costs, ensuring targets are met and cost efficiencies achieved.
      • To manage the rent arrears analysis, ensuring effective rent collection actions to achieve minimum debt levels.
      • To manage year-end and month-end processes in a timely manner
      • To manage all payments and expenditure processes
      • To ensure the effective operation of the bank accounts and budgets
      • To manage debt by maintaining accurate reporting on rent arrears and court actions, as required.
      • To ensure efficient management of rental deposits and finances
      • To ensure appropriate Property Insurance on an annual basis.
      • To manage the commercial service charges process.

      To manage the maintenance and repair of properties

      • To deliver a prompt, cost-effective and efficient property maintenance and repair service including cover for weekends and emergencies, using prioritised repairs and co-ordination of repairs in communication with tenants and contractors.
      • To ensure compliance with all statutory requirements including energy performance certificates, gas safety and electrical certificates, CO2 and heat detection.
      • To manage the property inspections process ensuring up-to-date information on conditions and requirements to maintain a high standard of maintenance.
      • To manage an approved list of contractors, achieving expected levels of service and performance.

      • To deliver a high standard of professional customer service at all times.
      • To manage all issues and resolve problems in a timely manner.
      • To ensure an effective administrative service across all aspects of the business.
      • To provide administrative support

      Person Specification

      • GCSE A levels or higher-level qualification
      • Property related qualifications or training
      • ARLA Level 3
      • Property Lettings processes and legislation
      • Estate Management processes and procedures

      Skills & Experience

      • Experience of managing a Portfolio of Residential & Commercial Properties.
      • Ability to manage staff to achieve consistent professional performance.
      • Able to manage external suppliers and contractors.
      • Computer literate and competence with Microsoft Excel, Word and PowerPoint, and Estate Management Software.
      • Experience of managing data systems and achieving compliance with data management
      • Financial management and production of financial reports
      • Excellent oral and written skills
      • Experience delivering excellent customer service
      • Project management skills
      • High level of numeracy skills
