      The Opportunity:

      Our client is one of the UK’s largest commercial property companies that provides high quality commercial premises to companies across a range of different business sectors, throughout the UK.

      A new property management surveyor is required to support internal tenants in delivering their business objectives, specifically working on the Manchester Regional portfolio.

      Working closely with the Head of Property Management, the Management Surveyors will form an integral part of the Property Management team with responsibility for key property management activities for a set of buildings within the portfolio.

      You shall be required to:

      • Provide excellent professional advice and service to internal clients
      • Take overall responsibility of the service charge expenditure for the buildings under your stewardship
      • Preparation of service charge budgets working closely with internal colleague for approval by the Asset Manager
      • Monitor service charge expenditure in liaison with colleagues
      • Reconciling service charge budgets in accordance with the best practice
      • Regularly carrying out audit exercises to ensure the apportionment and scheduling of your service charge budgets is accurate
      • Monitor ad-hoc and non-contractual spend ensuring that any expenditure by the client is necessary and proactively managed to minimise costs
      • Work closely with our Supplier & Relationship management team to understand all externally contracted costs and how they fit with the client’s asset management plans
      • Establish and nourish good working relationships with colleagues in the wider business group
      • Ensure any customer queries or questions are answered promptly and in line with high level of customer service
      • Create, manage, and maintain building by building reports for the Asset Manager to ensure they are fully briefed regarding expenditure and general operations within your building
      • Coordinate with other Property Management colleagues to ensure that all rating, insurance, and other professional services are delivered to the Asset Manager in line with agreed standards
      • Ensure that customer’s suites are regularly inspected and that any lease or repairing breaches are reported to the Asset Manager with an appropriate recommendation
      • Mobilise any new buildings into your portfolio, calling upon colleagues across the business to ensure a smooth transition
      • Lead the ‘Transition In’ or ‘Transition Out’ of any acquisitions or disposals ensuring that the risk is always minimised to the client
      • Understanding the client’s overall asset management requirements for the building and ensure that all activity aligns with these goals
      • Reading of leases and extraction of relevant data plus always ensuring data integrity
      • Assist the finance team in the preparation of rent demands and ensure that the correct rent and service charge amounts are billed each relevant period
      • Take the lead on any credit control issues that cannot be resolved by our credit control team and require an escalated approach to the Asset Manager
      • Processing tenant applications and preparing client recommendations for approval by line manager

      Pre-Requisites of applicants:

      • MRICS status with 2/3 years post qualified experience
      • Experience in the commercial property market is essential including management of large multi-let buildings with mixed commercial and retail uses – client-side experience not essential
      • Experience working with external clients in an asset management arena
      • Ability to bring market knowledge into day-to-day management as best practice
      • Extensive knowledge and experience in the commercial property management market
      • Experience working for large institutional funds and high-profile portfolios, especially around reporting requirements and client meetings
      • Experience with due diligence, mobilisation, and the transitioning in of new instructions from single assets for new clients to portfolios for existing clients.
      • Experience in creating and managing service charge budgets including multiple schedules ensuring apportionments are correctly set up
      • Experience in service charge analysis for buildings against industry benchmarks and advising clients on potential savings or service improvements
      • Understand the operation of VAT, banking, and credit control methods as well as understanding of the option for customers who enter arrears
      • Prepare and update regular reporting accordingly to client requirements and specifications, liaising with various teams such as Building Management and Client Accountants
      • Ability to build financial models to forecast budgets for 5+ years
      • Effectively coordinate and manage all teams involved with each building including the onsite team, accounts teams, internal colleagues, and the like to ensure all KPI’s are met
      • Understanding of Property Management Agreements and Service Level Agreements
      • Understand how the industry and the company functions
      • Understand legal principles of tenant applications for consent and process to be followed
      • Knowledge and experience using the Salesforce and/or financial force systems is advantageous
      • Contributes to team and department’s business plan
      • Experience in supervising, developing, and delegating junior team members such as interns, apprentices, and graduates

      Remuneration & Benefits:

      • Salary – £40,000 to £55,000 per annum – Subject to Experience
