      The Opportunity

      Kingsley has been retained by a highly successful Property Company with an exceptional high-end and innovative reputation within regeneration and development, that is looking to recruit an experienced Head of Asset Management to join and lead an established team, being responsible for the strategic direction of Asset Management across the portfolio.

      You will join an already thriving property department that specialises with the delivery of market leading office and leisure space, and you will be responsible for co-ordinating asset management activity whilst ensuring standardisation and best practice is delivered across the portfolio.

      • Strong understanding of partnership working across the Estate Portfolio
      • Driving the external Agents to deliver optimal lease transactions
      • Work closely with the serviced office team to help drive occupancy and average desk rates
      • Work proactively with all JV partners with regards regular reporting and buy-in to the operational decisions
      • Manage a high performing team to deliver against operational KPIs of income, occupancy, and cost management
      • Working creatively to reduce void and operational costs across the estate to maximise operating profit
      • Identifying commercial opportunities for additional revenue generation e.g. car parking packages
      • Work with external valuers to enhance asset value whilst undertaking formal external valuations
      • Oversight of property management issues, ranging from service charge expenditure to licences to alter
      • Seek to improve customer engagement and satisfaction levels across every size tenant on the estate
      • Ability use initiative to cross between operational efficiency and property agreements
      • Business planning at a strategic level, planning capital expenditure and leasing performance
      • Deliver on all elements of property customer account management including lease renewals, expansions, relocations, rent reviews, customer relationships (including debt and queries), and owning and driving the data regarding them
      • Keeping up to date with market dynamics and competition, utilising networks and relationships continually acting as an ambassador for the organisation
      • Monthly board reporting, with accurate and insightful data to drive business performance forward.
      • Drive the use of our internal CRM system (future requirement), working with internal teams to monitor performance and utilise data for trend analysis and insight
      • Motivating and managing a team to proactively drive the assets across the estate maximising operating profit whilst providing excellent customer satisfaction

      Knowledge & Skills

      • Exceptional communication, persuasion, inter-personal and presentation skills and ability to represent the business at a senior level.
      • Proven success of motivating and managing a team towards successful conclusion of goals.
      • Proven track record in managing and motivating external Agents to deliver results
      • Proven success in strategic planning with a record of subsequent achievements.
      • Track record of leading in a corporate environment.
      • Initiative to act alone and, be self-motivated whilst being a strong team player
      • Financial and analytical knowledge relating to the retail/property industry
      • An experienced Chartered Surveyor with a strong track record within the industry
      • Solid negotiation skills with the ability to successfully sell space
      • Accuracy with an eye for detail.
      • Numerate with related computer skills

      Remuneration:

      • A competitive salary £90,000+ per annum
