      The Client & The Role

      Our client is a specialist SME Bank that is transforming the SME lending market and due to continued growth, they are looking to appoint a Commercial Valuation Surveyor (MRICS/FRICS qualified and Registered Valuer) to its’ Northwest Manchester office.

      As part of this team and reporting to the Head of Valuations, the Commercial Valuer will produce in-house valuations covering a regional territory, for secured lending purposes.

      They will be required to provide a high standard, consistent real estate valuation consultancy service to the bank’s internal teams, having regard to agreed risk and valuation policies and within agreed service level standards. This will include undertaking property inspections and providing Red Book compliant valuation reports across a range of property sectors including offices, retail, industrial, residential and HMO’s on an investment basis.

      The post holder will be capable of working independently within the context of a wider team and will have responsibility for preparing valuation reports with minimum supervision, duties to include the following:

      • Responsible for preparing valuation reports from instruction to completion in a timely fashion to support the commercial lending process
      • Provide support to the lending team in annual reviews of accounts
      • Engage and build relationships with other internal team members and 3rd parties, e.g., brokers, solicitors & other Bank suppliers.
      • Provide high quality, consistent real estate valuations to the bank’s internal teams, having regard to agreed risk and valuation policies and within agreed service level standards. This includes undertaking property inspections as necessary.
      • Research and report on specified, large, new build developments within your region, to inform lending exposure and supporting credit risk decisions.
      • Communicate and liaise when required with Underwriting, Sales, Operations and Senior Management regarding the suitability of property for loan security purposes.
      • Communicate effectively with solicitors, intermediaries, and other professionals.
      • To keep abreast of current property market sentiment and to attend relevant CPD.
      • Support Head of Valuations to undertake research projects as and when required to inform bank policy on evolving property legislation, property risk or market matters.
      • Contribute to wider ESG strategy of the Bank

      Experience & Knowledge

      • Minimum two years post-qualification experience as a registered valuer (at MRICS or higher)
      • Demonstrable experience of preparing and signing off valuation reports for secured lending purposes a wide range of property varying asset classes including portfolios, HMO’s, and other specialist property
      • A demonstratable detailed knowledge of the relevant regional property market
      • Proven knowledge, experience and understanding of planning and licensing requirements for HMO’s
      • Working technical knowledge of KEL valuation software
      • Working knowledge of Landlord & Tenant Act and associated regulations.
      • Experience of Development valuations

      • Exceptional communication skills both verbally and written, making their points clearly and concisely
      • Strong analytical, report writing and problem-solving skills
      • Ability to work and collaborate with the wider Commercial Lending Team, as well as Risk
      • Demonstrable ability to work under pressure and meet short deadlines.
      • Takes responsibility and ownership of work delivery
      • Commercially aware, capable of acting as the critical friend to Commercial
      • Great attention to detail with the ability to work with minimum supervision

      Education & Qualifications

      • Degree (or equivalent) educated / MRICS Qualified (an equivalent or higher)’
      • RICS Registered Valuer
      • Full Driving Licence as the role does require ability to travel to properties

      Remuneration

      You’ll be rewarded with an industry competitive salary and benefits including:
