      The Client:

      Our client is a highly successful Commercial Property Company, active in Property/Asset Management, Development, Investment and Public/Private Property Partnerships, across the UK.

      The company owns and manages a substantial property portfolio across the UK, managing property for major occupier/owner clients and joint venture partnerships with Local Authorities and the Government’s Science and Technology Facilities Council.

      The Role:

      We are now looking for a Property Manager to join a growing team in the Northwest, the main purpose being:

      • To manage a small industrial portfolio across the Northwest, Yorkshire, and the Midlands
      • Ensuring all assets are managed to maximum efficiency, minimum voids and achieve full market rents
      • Occupier Management – provide excellent customer service
      • Income and Service Charge Budget Management on each asset
      • Maintained all sites to a high level ensuring full H&S legislation is achieved

      Key Duties & Requirements:

      • Be the first point of contact for all enquiries on the assigned portfolio.
      • Undertake viewings on vacant properties
      • Undertake lettings in accordance with the operating procedures set by each landlord
      • Heads of Terms, Leases and Tenancy Agreements
      • Lease Negotiation either directly with a prospective tenant, agent or solicitor
      • S25 notices and lease renewal negotiation
      • Lease event management such as surrenders, assignments, variations
      • Dilapidations process – trigger in a timely manner for lease expiries, howsoever determined
      • Manage vacant properties through weekly inspections
      • Service Charge budget management, including the management of contractors for routine maintenance and project works
      • Proactive Tenant liaison
      • Oversee capital estate or unit specific refurbishment works in conjunction with senior colleagues
      • Previous experience in a Commercial Property environment is essential however training in certain areas will be made available, providing ongoing support.
      • Key – someone who is confident, conscientious, and proactive who can prioritise their workload.
      • The candidate will have strong customer service skills, a keen eye for detail and be proficient in the Microsoft Office Suite – Excel, Word, and Outlook.

      Benefits:

      • Basic Salary to £35,000 per annum
      • Car Allowance
      • 25 days holiday (after 12 months service)
      • Pension contribution from commencement. car allowance.
