      The opportunity

      Kingsley is acting on behalf of a highly successful property company with an exceptional high-end and innovative reputation within regeneration and development, who is looking to recruit an experienced Property & Asset Manager/Surveyor to join an established team, with responsibilities towards the strategic direction of Asset Management across the commercial portfolio.

      You will join an already thriving property department that specialises with the delivery of market leading commercial space and be responsible for co-ordinating asset management activity whilst ensuring standardisation and best practice is delivered across the portfolio.

      Key responsibilities include:

      Client accountability

      • Assists in preparing internal and external communications and making client presentations
      • Informs senior asset managers and portfolio managers of significant asset events

      Investment Accountability

      • Inputs to annual business plans
      • Prepares cash flow projections
      • Accountable for budgeted results
      • Supports in restructurings, sales and asset financings as required
      • Understands how to preserve and create value

      Marketing Management

      • Understands market, submarket and competitive set for assigned assets
      • Develops and implements asset merchandising plan
      • Interacts with and motivates leasing agents to understand market dynamics
      • Analyses, negotiates and recommends leases for approval

      Operations Management

      • Maintain a physical environment conducive to tenant retention
      • Coordinate FM services
      • Minimize operating expenses

      Financial Management

      • Working with credit controllers to proactively recover invoiced amounts and taking legal action where required
      • Strives to improve results through financial management
      • Prepares thorough periodic asset management reports and asset reviews
      • Prepares quarterly asset reviews, valuation analysis and other financial reports / asset reviews

      Conduct

      • Day to day Management of the portfolio
      • Solicits senior level guidance on key matters
      • Delivers on tasks
      • Day to day management of the property portfolio – ensuring compliance with occupational leases and landlords obligations
      • Undertaking regular property inspections, recording appropriate actions and liaising/instructing the operational team on rectification works
      • Tenant Liaison – co-ordinate with tenants and their advisers on property related matters and tenant applications
      • To oversee the preparation of building service charge and estate charge budgets by the operations team
      • New Lease implementation and the on-going management of the property data on the company’s central property management database
      • Fiscal Management – making sure all appropriate financial charges are demanded and collected on time and working with the financial team on arrears management

      Working with Letting Agents

      • Identify new letting opportunities
      • Liaison with solicitors to agree new leases
      • Making sure all void accommodation is presentable in accordance with the letting strategy
      • Highlighting lease renewals and re-gear opportunities to both secure and increase value
      • Overseeing rent reviews under existing leases
      • Highlighting cost saving opportunities whilst maintaining customer service levels
      • Implementing a pro-active void management strategy where applicable

      Keys Skills & Qualifications

      • Ideally RICS qualified (but not essential)
      • Property Asset & Property Management experience
      • Working knowledge of Landlord & Tenant Law (licences to alter / assign, 1954 Act etc)
      • Ability to drive occupancy rates in accordance with business plan
      • Have the foresight to seek and identify opportunities
      • Develop and implement property strategies
      • Strong communication and customer service skills
      • Ability to work with and drive external consultants, where required
      • Commercial property background and experience
      • Strong customer service experience
      • Proficient with usual Microsoft Office software and property management databases
      • Knowledge of Health & Safety legislation in relation to property management

      Remuneration:

      • A competitive salary up to £45,000 DOE
