IM Land firms up 450-home vision for Cheshire East

The Midlands-based land promoter has lodged outline plans for hundreds of homes, a primary school, and 33 acres of open space on agricultural fields off Crewe Road in Shavington.

IM Land’s application also includes provision for a 100-space car park to support Crewe Alexandra in Community, a football club that plays adjacent to the housing site.

It builds upon a public consultation exercise in December and sees IM Land drop its ambitions for the site from 500 homes to 450.

Of the 450 homes proposed, 30% are set to be affordable according to initial plans drawn up by Stantec. The residential aspect of the project would occupy 30 acres of the 75-acre plot.

The site itself, while not allocated for housing, sits next to Richborough’s recently committee-approved 120-home scheme.

Access to IM Land’s project would be from Crewe Road, with secondary emergency access from Gresty Lane to North Road.

The inclusion of affordable homes, parking for the sports club, enhanced open space and active travel links, and a primary school with nursery capacity – alongside Cheshire East Council’s lack of five-year housing supply, were all cited as reasons to approve the application by planner Tetra Tech.

We have already got enough houses in shavington

This is a developer trying to take opportunistic advantage of the fact that CEC does not currently have a 5 year plan. It doesn’t mean the proposal is the best option for Crewe or Shavington. So many houses being built around Crewe and Leighton overall. My daughter works in Crewe and travelling in from Sandbach has become worse and worse due to the massive increase in traffic.

Absolutely disgusting, more agricultural land taken, we have had enough houses built in Shavington. Which doctors are these people going to use also which schools are the children going to go to. We are nearly the size of a town, what a letdown by Cheshire East

Another high density development to add traffic and congestion to the A500 and surrounding feeder roads. Until a dual carriageway is agreed by the landowner to the M6 at jn16, developments like this are going to make travel to and from work places intolerable. Improved infrastructure has to be the priority before further housing growth.

More irreplaceable farm land destroyed – the UK will soon be at the mercy of obtaining food from overseas. It won’t matter if we can defend ourselves militarily – we can be starved into submission. At the very least we will have no bargaining power against foreign pricing. We don’t need more houses. We need less people

450 new houses plus the 120 already given the green light. Add in the other developments and then address the problems all this increase will cause for our NHS services. The new hospital already appears to be too small. Where are they going to magic up doctors appointments. Once these fields are gone they are gone for good
