Housing association starts construction in Speke

South Liverpool Homes and Keepmoat have started on site with the development of 119 family homes in Speke, which will include up to 26 modular houses available to move into by spring this year.

The two, three and four-bedroom homes, delivered by South Liverpool Homes with funding from Homes England, will be built on a former school site on Greenway Road. The mixed-tenure project, being built by Keepmoat, is made up of 109 homes for affordable rent and 10 homes as part of the Government’s rent-to-buy initiative.

The development will be the first time South Liverpool Homes has used modular construction methods. An initial four houses will be built off-site by Ilke Homes, with the potential to deliver a further 22 homes, before being transported to Greenway.

These modular homes have an emphasis on sustainability, costing 20% less to heat than traditional new-builds, according to South Liverpool Homes.

Julie Fadden, chief executive at SLH, said: “The Greenway development is a major milestone in our ongoing commitment to meet the housing needs of future generations in South Liverpool. Not only is it our biggest single housing development in Speke, it will also see the first modular homes built for South Liverpool Homes and we will be very excited to see the homes handover in spring 2019.”

Gareth Roberts, regional managing director at Keepmoat Homes, added: “We’re pleased to be working with Ilke Homes to bring modern methods of construction to this development, in the form of modular house building. This process complements the traditional building process enabling us to increase the pace of site delivery and accelerate the creation of new homes.”

The new homes are expected to be completed by spring 2021 and are part of South Liverpool Homes’ plans to build 240 homes by 2021 for affordable rent, shared ownership and rent to buy.
