Hilton Street wins consent for Salford homes 

The developer is to create 38 apartments on Bury New Road having bought the site from Texas Group for around £1.3m. 

In 2018, listed developer Texas gained outline consent for a residential development on the site, which is next to the McDonalds restaurant on the corner of Bury New Road and Great Cheetham Street West. 

Now, Salford City Council has given Hilton Street Developments full permission for the scheme, designed by Falconer Chester Hall. 

Eve Underhill, director at Hilton Street Developments, said: “This is an increasingly popular and convenient part of town which benefits from its proximity to the city centre so we were very pleased with the consent.” 

The developer is now “exploring options with potential purchasers with regards to the ultimate disposal of the scheme”.

Hilton Street Developments is an SPV set up by Eve Underhill. Eve and her husband Geoff are delivering several developments across the North West including a 126-bedroom hotel off Slutchers Lane in Warrington.

The Salford development will see the existing low-rise retail units on the site demolished and replaced with a two-part scheme. 

The Bury New Road elevation is separated from the Hilton Street elevation by a shared residents garden. 

There will be two studios, 12 one-bedroom apartments, and 22 with two bedrooms, as well as two three-bedroom duplexes. 

A total of 1,300 sq ft of commercial space across two ground floor units is also planned. 

Vehicular access will be via Hilton Street rather than Bury New Road, one of the main routes into and out of Manchester City Centre.

The road links the city to Higher Broughton, Prestwich and Bury but is not an area of high development activity. 

SATPLAN is the planning consultant for the Salford project. 

In 2006, an application from Breezebanner for a 10-storey block featuring 126 apartments on the site was approved. 

However, the project, designed by Ian Simpson Architects, never progressed.
