Heywood residential scheme set for approval

Planning officers at Rochdale Council have recommended consent be given to Barratt and Taylor Wimpey to build 243 units on the former Gort Sand Pit.

The development site is 22 acres accessed from Green Lane. The house builders, who put in a joint application, are now in talks to agree the planning conditions under Section 106 before councillors vote.

The Section 106 talks centre around paying for new sports facilities in the Heywood area, together with provision of open space and the amount of affordable housing units within the development.

The vast majority of the properties would be three- and four-bedroom houses, of which there is a shortage in the borough, council officers said in their report.

The site has outline consent for 250 houses. Local residents have previously expressed concern about the possibility of flooding from the adjacent Roeacre Brook. A suitable surface water drainage scheme is another condition of planning permission.
