HBD sells Skem industrial for £9.5m
A 10-acre site at West Pimbo Industrial Estate with planning permission for a 245,000 sq ft multi-let scheme has been sold to German investor Garbe.
HBD, Henry Boot’s development arm, has offloaded the Skelmersdale site known as TWO45 for £9.5m having secured planning consent for a £37m redevelopment project last year.
The site currently comprises 150,000 sq ft of outdated sheds and offices space that will be demolished.
Pan-European logistics specialist Garbe, the site’s new owner, is headquartered in Germany. The firm opened its UK office in 2022. Other UK assets in the company’s portfolio include a 550,000 sq ft scheme in Worksop being developed in JV with Invesco.
Tim Roberts, chief executive at Henry Boot, said: “This sale represents a highly successful conclusion of our business plan for TWO45.
“Our HBD team’s asset management has achieved both significant rental growth and created, now crystallised, value for the group by securing planning permission for a larger and more sustainable, prime industrial development.”
