Harry Potter fan store takes 13,000 sq ft at Royal Albert Dock
House of Spells is one of three recent lettings at General Projects’ Liverpool icon, having signed a 15-year lease to more than triple its footprint at the complex.
The fantasy fandom store has expanded at Royal Albert Dock from 4,000 sq ft to 13,000 sq ft.
The other two lettings at Royal Albert Dock were to Delhi House Café, which has taken 3,100 sq ft, and Pasta Cosa, which will operate out of 500 sq ft under the moniker Francie’s. Both of the leases are for 10 years. Metis Real Estate Advisors acted for General Projects on the deals, while the three retailers and restaurants were unrepresented.
General Projects also reported office lettings and re-signings totalling 5,300 sq ft to Planit, Heist, Istay, Studio RBA, and Think Publicity. Worthington Owen acted for General Projects on these transactions.
Those lettings combined bring the space up to 96.4% let.

General Projects and investment partner Neo capital acquired the Royal Albert Dock for £40m last year. Since then, the company has embarked on an investment strategy, breathing new life into shop fronts, improving accessibility, and hosting cultural events. General Projects is also working alongside Planit to develop a placemaking strategy for the 375,000 sq ft grade one-listed complex.

Great news for the City. The new owners are clearly putting their money where their mouth is. It is good for the City and increases amount of investment we can get. It also increases employment in the area and places for people to spend money for the benefit of us all. Keep up the good work.
