Harcourt snaps up Liverpool’s Bonded Tea Warehouse

The Dublin-based developer has bought the grade two-listed Great Howard Street building from Urban Splash.

Bonded Tea Warehouse is located close to the Tobacco Warehouse, another historic brick building on Liverpool’s waterfront that Harcourt Developments is currently converting.

Harcourt’s redevelopment of the Tobacco Warehouse into 538 apartments is around half-way complete. The developer is understood to be working up plans for a similar scheme within the tea warehouse.

Harcourt was contacted for comment.

Zaman Roberts advised Urban Splash on the deal.

Nathan Cornish, group board director at Urban Splash, said: “The Bonded Warehouse sat within our commercial portfolio for several years and was fully let throughout our ownership. As the building was about to become vacant, we sold to Harcourt who are a natural buyer given their activity locally.

“We’re currently reinvesting the proceeds from the sale into other parts of our portfolio – most notably at Matchworks in Speke, which remains a flagship creative and commercial workspace for businesses in the North West.”

Mandale Homes was previously attached to the building, drawing up plans for its conversion into 200 apartments.

However, that scheme never materialised. The planning consultant who had advised Mandale said in 2022 that Liverpool City Council had been “less than supportive” of the plans.
