Hall & Co gets ball rolling on Underbanks transformation
Building contractor HCC Construction has begun work on the 82-home development in Stockport.
Survey works are underway, with a car park site already cleared.
Developed by Hall & Co, the proposal incorporates four sites throughout the Underbanks area. The project will deliver four mixed-use buildings, comprising a total of 82 apartments, and 10,000 sq ft of commercial floorspace.
Ollier Smurthwaite Architects produced the designs for the redevelopment of the historic Stockport area, with plans incorporating sites on Little Underbank, Lower Hillgate, and Churchgate.
- Churchgate – a 30,900 sq ft mixed-use building will be constructed with 44 one-bedroom and six two-bedroom apartments, with 2,900 sq ft of ground floor commercial space.
- 29-35 Little Underbank – a 9,500 sq ft building comprising eight one-bedroom and four two-bedroom apartments, as well as 1,500 sq ft of commercial space, will replace the current structure.
- 1-3 Lower Hillgate – a 4,500 sq ft building will hold three one-bedroom and three two-bedroom apartments, in addition to 730 sq ft of commercial space.
- 6-16 Lower Hillgate – the current building will be demolished for the erection of a 9,800 sq ft structure with 13 one-bedroom apartments, one two-bedroom apartment, and 1,554 sq ft of commercial space.

The design and access statements for the development show plans for the buildings’ exteriors will reflect their historic surroundings. Key design elements include narrow and staggered plots, stepped roofs and vertical windows.
Broadgrove is the planner for the scheme.
The project was granted planning permission at Stockport Council’s meeting on 11 November 2021 and received final sign-off late last year.

FYI architects – this is what people want. No random plastic cladding, no ridiculous sticky-out bits. No pressure to constantly re-invent the wheel. Just timeless, elegant design which will stand the test of time.

This looks like a really smart well proportioned development which fits in well with the street scene. Stockport is going to be a real hotspot over the next few years.

I agree. I feel this scheme looks both contemporary and trad at the same time. Great urban grain and Ollier Smurthwaite’s trade mark roof pavilions. Old Town is just about to become even more special and characterful.
