Green Switch upsizes at Liverpool’s Exchange Station

The renewable energy company has increased the size of its office by more than 8,000 sq ft, taking the fifth floor at CEG’s 193,000 sq ft office building.

Green Switch Capital has signed a 10-year lease on 11,000 sq ft at Exchange Station, having moved into a 2,250 sq ft suite at the Tithebarn Street building at the end of 2021.

The deal, signed late last year, was the largest in the commercial district during the final quarter of 2022, according to Avison Young.

Avison Young acted as joint letting agent with Hitchcock Wright on behalf of CEG, while Green Switch Capital was unrepresented.

Ian Steele, principal at Avison Young’s Liverpool office, said: “The lack of Grade A stock in the market has provided further opportunities for high-quality refurbished buildings like Exchange Station that offer enhanced tenant amenities and facilities to both attract and retain good quality tenants.”

“We are delighted to welcome Green Switch Capital to the thriving business community within Exchange Station,” Alex Goode, investment manager at CEG, added:

“The outstanding environmental credentials of the space, fantastic facilities and contemporary and healthy working environment attracted the company to this fantastic development and I’m sure the team will thrive here.”

CEG acquired Exchange Station from Homes England for £13m in 2016.

Good news, and hopefully can nudge along the development of the Pall Mall office scheme.

Positive but only a small growth in jobs …worthwhile but liverpool needs the pall mall development to attract larger investors and jobs . A major failure by the city council that this scheme hasn’t progressed. I know Howard Berstien now involved in advising the council I await results
