Green light for 740+ South Ribble homes

Barratt and David Wilson Homes can move forward with plans to build 674 houses and 69 flats on the former Leyland Test Track site after securing planning permission from the local council on Thursday.

Identified as a “major site for development” in the South Ribble Local Plan, the former Leyland Test Track initially had outline permission for 753 homes. In their reserved matters application, Barratt and David Wilson opted to cut the number by ten units.

The recently approved plans make up phases three through five of the development, with the first two phases already under construction.

Of the 674 houses being built during these three phases, there will be 81 two-bed homes, 479 three-bed ones and 114 four-bed houses. The residences will be a mix of detached, semi-detached and terraced houses.

The 69 flats will be split between eight apartment blocks of between two and three storeys in height.

Of the 743 total homes, 233 will be designated affordable. There will be 112 shared ownership dwellings and 111 homes set aside for affordable rent. The affordable homes will be mixed throughout the development.

Nearly 24 acres of green space is included in the plans, which will also retain more than three acres of woodland.

Turley is the planning consultant for the scheme, which also boasts a project team including EScape Urbanists and ERAP Consultant Ecologists.

The application’s reference number with South Ribble Council is 07/2022/00106/REM.
