Green light for 105,000 sq ft Salford stadium sheds

A joint venture between Chancerygate and CBRE IM has secured planning consent for what will be the first industrial development on land surrounding the Salford Community Stadium.

The 105,000 sq ft scheme known as Westside will be located off Stadium Way. It will comprise nine leasehold units ranging from 6,150 sq ft to 23,500 sq ft.

The five-acre site is in close proximity to the M60, M62 and M6 motorways.

The application from CBRE and Chancerygate to develop the site was lodged in March more than two years after the latter and Salford City Council failed to agree terms on the proposed sale of the same plot.

Since then, the council has taken full control of the stadium and surrounding land and Chancerygate came back to the table, accompanied by CBRE IM, to do a deal for land located north-west of the stadium and bound by Salteye Brook.

Chancerygate development manager Andy Farrer said: “Westside will deliver high quality accommodation which has strong sustainability credentials and excellent access to key road connections and major motorway networks.

“This site will help satisfy the pent-up demand from SME businesses across the Salford, Greater Manchester and the wider North West for high-specification units in a well-established location.

“Now that planning has been granted, we look forward to starting works on the site to deliver this much-needed industrial and logistics space and create a prime economic asset for the locality.”

Hourigan Planning is advising on planning matters and Horizon Fletcher Rae is leading on design. Urban Green is advising on ecology.

The scheme would be the first phase of industrial development around the stadium. Last year, Cole Waterhouse pulled out of plans to deliver 300,000 sq ft of shed space on another site close to the ground.

The land around the 15,000-seater stadium forms part of the Western Gateway growth zone, which includes Port Salford and is the subject of plans to establish a Mayoral Development Corporation to ramp up delivery.

First I must state that I am a Salford Reds supporter. This development would appear to be sited on land currently used for Salford’s (and Sale) secondary car parking. Also there is currently only one access road into the stadium and the whole remaining site, including Aldi, which is one lane and one lane out. I would therefore strongly suggest that the access to the whole site should be given much consideration for the good of all concerned parties, as in my opinion should have been done in the original site development plan. Thank you.

Why commercial units?? Does nothing to improve the experience of the stadium!!!
Needs to be eating businesses and a hotel!!

At what point will Metrolink be extended from the Trafford Centre to Port Salford? The lift bridge across MSC already has provision for tram tracks. IIRC – Existing Manchester Trams have capacity for 86 seated and 122 standing passengers and have demonstated their capacity to service both MUFC and MCFC grounds on match days.Extending Metrolink from Morrisons in Eccles to the Trafford Centre via Port Salford would also drive head-count supporting Yehuda’s proposal below.

Desperately need more delivery vehicles on our roads around the area. There are occasions when it’s possible to drive by the area and not be in a traffic jam. This obviously means the roads are under-used.

To enhance the stadium and match day experience should be a priority. A decent car park, hotel and leisure facilities with bars and restaurants. As a Sale Sharks supporter our ground is basic and underwhelming compared to other stadiums. An overpriced, make shift car park with massive potholes is embarrassing. More ‘sheds’ on a narrow road? Cracking idea, well done!
