Green Belt release unlocks 300,000 sq ft St Helens industrial 

Canmoor Developments has reapplied for permission to redevelop 19 acres off Haydock Lane three years after an earlier proposal for the site was rejected by the local council. 

The 300,000 sq ft industrial scheme was rejected by St Helens Council in 2019 due to concerns it would harm the Green Belt. 

However, the site – three miles north of St Helens town centre – was released from the Green Belt under the local authority’s recently adopted local plan, theoretically paving the way for its redevelopment. 

The latest iteration of Canmoor’s scheme is broadly similar to the one that was refused and features four units of varying size. 

The largest unit would be 157,000 sq ft and the smallest would span 20,000 sq ft. 

The remaining two sheds would be 68,000 sq ft and 44,000 sq ft.
