GPA under offer at Credit Suisse’s Manchester retrofit office
The Government Property Agency is in talks to occupy the entire 110,000 sq ft building on Great Bridgewater Street.
It is understood that Havelock, which was previously home to law firm Eversheds before a comprehensive retrofit of the building, will be used by some staff who will ultimately end up working at the GPA’s planned 860,000 sq ft Digital Skills Campus on Great Ancoats Street.
Completion of the deal could still be several months away as the details of an eight-year lease are ironed out.
The deal would be one of the biggest in Manchester this year with AutoTrader’s 130,000 sq ft deal at Circle Square and BNY Mellon’s 200,000 sq ft deal in NOMA, among the few larger transactions so far in 2025.
GPA is being advised by BNP Paribas and declined to comment. CBRE and Savills are Havelock’s appointed agents.
Credit Suisse’s 110,000 sq ft retrofit scheme provides grade A workspace across eight floors on a plot beside the Rochdale Canal in Manchester.
Main contractor Gilbert-Ash completed work on the project last year.
The building attained a NABERS five-star and BREEAM outstanding accreditations for its design.
Project manager Savills estimated the completed scheme generated 684kgC02e/m2 of embodied carbon. Modelling for a demolition and newbuild scenario estimated 970kgC02e/m2 of embodied carbon.

While there is no money for anything the country needs, the government’s cash register keeps spitting out money for the things the civil servants want. Totally undemocratic, with cities pre-chosen by contrivance for the dispersal of jobs. The public sector is wholly responsible for the UK’s low productivity.
