GMI to build Wirral Waters business hub 

Contractor GMI Construction has been appointed to build a £7.7m flexible office scheme on Tower Road South for developer Peel L&P. 

The 34,000 sq ft building, within the Four Bridges neighbourhood, was designed by Glenn Howells Architects and secured planning permission last year. 

The three-storey complex, known as No 1 Tower Road South, will feature flexible office accommodation including smaller units, co-working space, and larger 3,000 sq ft to 4,000 sq ft suites. 

The development will be aimed at local businesses and inward investors looking to either relocate or expand. 

Last month, Peel L&P secured £8.5m towards the cost of the scheme from Merseyside Pension Fund. The funding is  also intended for the construction of a 70,000 sq ft multi-unit manufacturing and logistics project at MEA Park.

No 1 Tower Road South will be the first speculative commercial office space to be built in Birkenhead for over a decade and could create more than 100 jobs, according to the developer. 

As well as GMI Construction, Peel L&P has also appointed commercial property specialists Matthews & Goodman and Avison Young as joint letting agents for the scheme.

Richard Mawdsley, director of development at Wirral Waters, said: “This office complex has been designed to meet the highest standards of sustainability and digital connectivity, so will make an excellent home for forward-thinking, aspirational small businesses.

“It also marks another step forward in the delivery of Peel L&P’s Wirral Waters masterplan and will play a central role in the further development of the Four Bridges neighbourhood over the coming years.” 

As well as the new office, the wider regeneration of Four Bridges includes the development of Egerton Village, a retail, arts and amenities district, and the Maritime Knowledge Hub, intended to serve as a national base for marine engineering research and development, and survival training. The hub will also provide business accelerator space for small companies in the marine sector. 

Wirral Waters is a regeneration project that aims to transform 500 acres of waterside land into a sustainable location for local and international businesses over the next 30 years.
